Who wants to buy my Illinois home?

I am trying to sell my home and I am having a hard time. Homes like mine have sold for 485,000 but don’t have the 40,000 dollar inground pool that I have. The home is less than 5 years old and is in great condition. The schools are top rated the town is fantastic and there doesn’t seem to be any buyers. Can anyone help? I know that some of the I buy homes people try to buy at a 10% discount and at this point I may be willing to do that.

    Whoever told you an in-ground pool is an asset, didn’t know what he/she was talking about OR he/she lied OR perhaps you convinced yourself – “just because” you wanted it.

    Due to the fact the property has extra risk or increased exposure to a claim, an in-ground pool is a liability. This means you have too pay higher homeowners insurance.

    It seems to me you have a very lovely property. It also seems to me you want to desperately sell.

    In the business we refer to folks like you as “a don’t wanter”. If you sell to a company who buys properties, you’ll take the hit.

    This is not the best time of the year to have your property for sale. Children are not in school and most folks use their money for vacations.

    If you can, hold on to the property until mid-February next year. List it at a fair price with the busiest, most prominent agent, in the most active office in your area. It should sell in a relatively short time. You may want to have the agent come in to give you some suggestions.

    Between now and next year, get the property ready for sale. Make it squeaky clean. Ask the agent for suggestions. He/She should know what you have to do to get the property ready.
