You will not find 100% financing anymore. FHA loans may be the best bet for a low down payment.

FHA is the best thing you can do. They will allow up to 97% Loan to Value. But do it quick, FHA is doing away with down payment assistance. I know a guy who can tell you exactly what to expect within minutes on the phone. email me an I will give you his contact info.

None of our answers matter because each have their own programs and they have to take into account your financial picture. It would be best to talk with local lenders, and then work with a Realtor to help you find your first home. Don’t think that skipping steps will save you anything. If nothing else, it could end up costing more. Best of luck!

You have to shop around to find the best deal. Not many lenders offer 100% financing, but it is not impossible to find.Ask potential lenders for closing cost and compare. Rates are changing daily and if you get the idea after talking with couple lenders what rate can you expect, them make decision. Ask your family and friends if they can recommend you somebody if they have experience dealing with somebody specific.
