    All the money that you will never see again. It’s just a nice way of saying it. Usually it includes all kinds of fees and commissions that go to lenders and realtors. You can ask up front for an itemized list of what you will be expected to pay at closing and rough estimates. They have to provide it for you if you ask.

    Origination, discount, title search, title insurance, processing fees, underwriting fees, flood cert, credit report, escrows for taxes & insurance, closing fee, doc prep, appraisal, recording fees & taxes. These are all closing costs & pre-paids- not all lenders will charge all of these fees but these are the most common. Hope this answers your questions!
