What is a Mortgage Loan Portfolio?

I need the definition of a Mortgage Loan Portfolio.

why would a lender require X amount of months of ins and taxes to be set up if there is going to be an aggregate anyway?

    Mortgage Loan portfolio is a portfolio of loans that are generated outside of the standard Freddie Fannie loans. Usually large banks have a certain amount of portfolio loans which they keep. They cannot sale these loans to other brokers. Its like an investment mechanism for larger banks where they write their own loans within their investment portfolio.
