Please help. What can the home inspector find and what happens next?

I am selling my home and the inspector is coming out, what kind of things can he find? I can’t afford to do any fix ups because I set my house at rock bottom price in order to sell quickly. Will the buyer back out? I am scared b/c my house is 40 years old, and I don’t know of anything wrong with it, but with it being so old I am really scared.

    an inspection service tests and/or inspects every major system. that’s heating, cooling [if any], hot water, water pressure, electrical, plumbing for leaks, also roof leaks, windows, etc.

    pretty much the entire house. probably looks for evidence of termites as well, although that is usually as separate inspection by a pest control firm.

    as to being scared … you’re selling “as is”. All this will do is establish for the buyer what needs doing right away.

    unless there’s a clause in the contract that s/he/they can back out if certain types of defects are found by the inspection, there’s nothing to worry about.

    There can be many things that come up on an inspection report. Things like crack on the wall, the roof is old and need to be replace, etc… Here is an example of a home inspection report What will happen is that the buyer will have a copy of that report to analyze with his or her agent. After that they will most likely have a list of items that they would like you to fix. You can either fix all the items on their list or only agree to fix certain items. This is a decision you and the buyer will have to discuss. You can also offer the buyer credit if they want to fix the items them-self. If you are afraid that the inspection will bring up a lot of problem then you might want to list your house “As-Is” and put in the description that you will not do any repair. Good luck.

    There are tons of things a good home inspector can find. They are basically house detectives, and check everything from top to bottom. I had one home inspector make a note that the garage door automatic return was not set at a proper height, that is nit picky.

    If the buyer made their offer contingent upon approving a home inspection, they can back out if they don’t approve the inspection or ask for concessions for you to fix the issues.
