    yes… in a manner of speaking. Depending on your own situation, you two may be able to qualify on your own. Fannie Mae has recently relaxed their guidelines to include some people with lower credit, especially in the purchase area. However, if you DONT qualify… you can get a house with your parents lets say, and maybe one of you can be a “co-borrower”. In a year or so, when your credit reflects good payment history in your name, you can refinance and get a new loan with the two of you and take the parents off the loan.

    Another option would be to have the loan solely in someone elses name, but keep both yours and his name on title. This takes one year before it is considered “vested interest” meaning you would be able to refi in your name… one catch, you need a documented trail showing that YOU make the payments, not the noteholder (parents).

    If a family member signs for the loan, the family member owns the house. You can’t just take it over when you’re ready. It’s a bad idea to buy a house with someone to whom you are not married. I’ve seen so many of these situations go sour. Just wait. Work on your credit scores for the next year and get both yours and his improved. THEN go looking for your dream house. As hard as it is to accept, you’ll be much better off. And the prices are declining, especially in PBCounty, so you may be able to get even more house for your money. A little patience now will reap you big rewards later.

    Although I’m sure there are mortgage brokers out there that will tell you different. Do you really NEED a $ 300k mortgage right now?
    A couple of years does not a lifetime make.
    Take a look at what your monthly payments will be at the following link…….then think really hard.
