Send them a certified letter requesting the refund and email them constantly. The only thing you can do is take them to small claims court to recover your funds.

WHY do you think you deserve a refund of the appraisal fee?

You think a threat to their license would work? Like no one has ever wanted a refund before?

Why are you due a refund of the appraisal fee? Wasn’t the appraisal done? Who did you pay the fee to? Not enough info given.

Not a license issue. Try their manager

    Was an appraisal performed?

If an appraisal was done, then the person who did the appraisal deserves to be paid. If the transaction fell through for some other reason, they still deserve to be paid. Someone needs to pay the appraiser and I don’t see why it should be anyone except you.

If no appraisal was ever performed, then you need to just keep being persistent and insist that they refund the money since the service you paid for never happened.

Licensing is handled by individual states; however, unless you are complaining of fraud or intent to deceive, you will have to go to court. to get a refund. Individual mortgage companies have various backing (some are private for-profit companies, some are retail banks which are regulated by FDIC or the government, some are Investment banks and have directors)

Your best “threat” is to go up the ladder to his boss and/or the bosses’ boss. While the fee is a lot of money to you, it is small to the company and, even in cases where they can prove they are right, they will often return fees for “goodwill”.
