how do i get clients for mortgages?

I am new in the mortgage industry and i would like to know how could i get clients who want a home loan. we lend in Georgia,Florida,Colorado and Michigan. how do i get clients?

    Network, find places where groups of your target market hang out. Carry lots of business cards to hand out at a moments notice. When conversing normally work the conversation around to mortgages. Know your product and be prepared to answer any question off the hip. Be relaxed yet knowledgeable. Don’t be afraid of rejection, look for opportunities in the littlest of conversations to tell someone about your product.

    Get to know some Real estate brokers who sell homes. People who want to buty a house are your clients. You can offer the brokers a percentage of your commission to give them an incentive to call you when their client needs a mortgage.

    Number 1. Get to know your business really well. (Nothing worse than a lender who drops the ball, especially right before close of escrow.)

    Number 2. Get to know some good real estate agents. ( stop in their office frequently, knowing a mortgage broker personally gives assurance to RE agents and of course, to their clients.

    Number 3. Be helpful, courteous, resourceful, knowledgeable, decisive, and most of all, be diligent.

    Out of all the people and agencies involved in a transaction, yours is the most important. If you do a great job, and close on time, RE agents will refer you again and again.

    And Dr DEE…..You cannot offer money as an incentive to RE Brokers…..It is Unethical and Illegal! But you can offer help with closing costs.
