Horrible credit, Need loan for house?

I need a mortgage for a house that I am not sure it’s value but it’s for sale for 70,000 just because its a family friend. It’s in a desirable area and we want it bad. My husband and I filed bankruptcy about a year ago and the last time we checked our fico score it was 500 or less. But that was because none of the bankruptcy stuff was on there and alot of the stuff was on there twice. We are also refinancing a student loan which will bring it up in about 30-45 days. I need to get the loan for about 80,000 so I can do repairs. I live in KY. I know with my first house which we foreclosed on during bankruptcy ( only because we were lied to by the owners and too young to know that we had options to sue) the mortgage lady cleaned up our credit report and submitted it instead of our bad one and we saved about 300 a month with her doing that. If there is anyone who knows of anything we can do. Thank you so much, Ron and Melissa
For one of the questions I recieved, thank you. For the other two I just can not believe the horrible attitudes of some people! I would stoop to other’s level but that would make me as little as them. So what I will do is this…..Judging people is something that is left up to the lord and if still want to judge, you’ll answer for it. I’m sure the one’s who wrote nasty responses have a life filled with lots of unhappiness and for that I will pray for you. Just for your info…My husband lost his job and that is what happened to our credit because up until that point we were okay. We paid our bills on time and everything but just had a bad situation which got worse with the job loss. I just wanted to thank again the one response that I recieved that wasn’t nasty…didn’t mean to take any of you on here that are REALLY here to help and not to judge.

I can’t believe the absolute disregard for the for human compassion! You are probally a 900 lb woman who has 15 kids and no man to help because you are such a horibble person that no person in there right mind would come within a mile of you! Like I said I would be more than willing to meet you and discuss this in person (Friendly) of course LOL!! but I am so sure you wouldn’t do that because total waste of life like you can only say horrible things over a computer due to someone like me who have already taken care of you!

Sorry I ran out of room. Well to all who are reading, Thanks for your time and sorry to involve you in a petty issue. If everyone who used that word would spend five minutes with him, believe me they would NEVER use it again. He is how everyone should aspire to be. He would give you anything he had even if it was his most treasured possesion ( which is sponge bob) just to make you happy. I can’t say enough about him, he is just so great! Thanks to all for letting me vent and I hope some could only be fortunate enough to know someone in their life like him.

    Not sure if this is any help, but can you call a credit counseling service or bank hot line for people in your situation? Sadly, the bank WILL probably require some collateral.

    Be grateful the mortgage lady cleaned up your credit. Find yourself an apartment and pay off your bankruptcy. If your buying a $ 70,000 home which needs $ 80,000 worth of upgrades, where’s the great deal? How much is the home appraised for?

    I don’t have the best credit either so I know how you feel. I would suggest trying to find a grant that might help with down payments, etc. Maybe you could also suggest they lower the asking price if the house needs work before you can move in.

    I know you said it is a family friend, maybe they will let you work out a rent to own option? Credit is tough, I have learned from my past mistakes it is better off never to get in trouble with you credit in the first place (sometimes problems can’t be avoided of course).

    It is heartbreaking when you find what you are looking for but you just can’t have it. Good Luck!

    Nobody is going to lend the additional 10K for the repairs, so set up the sale at $ 80 or 90K even, if the house can get appraised at level.

    With your credit/bk you will not be able to get in for less than 20% down plus closing costs.

    Why are you so hot to buy. You just got of bk. Regroup and start accumulating money and long term job history.
