Home Loan Interest Rates in Texas?
I am looking for the current interest rates on a 30 year fixed mortgage in Texas. Excellent Credit. Would be interested in knowing about all loan types. 80/20, FHA, etc. I am looking for a general guideline. I realize the rates change every day…. Not interested in an ARM Thanks
My present lender says I cannot remortgage a new loan, at a low rate, as my present mortgage ( 6.25% ) was a Home equity loan. By texas law I must take an other home equity loan. A new loan rate was 4.5% the new home equity rate is 5.25% Is this true
You have two good options for comparing rates. One, go to a local mortgage broker who represents several companies and ask for the best deals. Two, use one of the free online services that gets you competitive quotes from several lenders.

Your lender is FOS. There’s nothing in TX law that restricts you from refinancing any loan.
TX does restrict home equity loans to improvement of the property itself but there’s nothing in TX law that prevents you from retiring a HEL with a first mortgage as long as you are not attempting to cash out equity. TX law won’t let you cash out your equity though.
